Job summary

The Community Builders, Inc. (TCB) is seeking a Service Maintenance Manager to oversee the physical operations at our community, lead the maintenance team, and ensure market-ready homes.

This hands-on role demands strong leadership and adherence to safety and company policies. Based in Saint Paul, MN, the SMM will manage preventive maintenance, vendor contracts, and coordination with the Community Manager, with a requirement of five in-office days per week to support residents and maintain

Qualifications

• High School diploma or equivalent.
• 5+ years of multi-family operational management experience.
• Experience in training, budget development and managing expenses; bid and managing vendors, service and general building contractors are essential skills.
• One or more industry-Trade certifications/Degrees (NAHMS, CAMT, OSHA, HVAC) required.
• Willingness to get any required certification(s) within 6 months of hiring to meet site/area needs.
• Knowledge of hand and power tools, cleaning supplies, and protective equipment.

Responsibilities

• Provide direction, guidance, and supervision to maintenance team members and vendors/contractors at the community.
• Manage and participate in maintenance work orders and unit turns, including scheduling vendor services.
• Provide training to maintenance team to ensure proper performance and safety compliance.
• Oversee cleaning, painting, decorating, landscaping, snow-removal, roof repairs, and general repairs.
• Prepare for REAC/HQS inspections and audits and respond to findings.
• Assist in financial reviews with Community Manager on maintenance and capital expenditures.
• Manage capital improvements and vendor service contracts with bid processes and monitoring.
