Job summary

Harbor Group Management Company is seeking a Multi-site Property Manager to oversee two or more properties, manage operations, finances, and staff, and drive occupancy and budget targets. You will supervise on-site teams, vendors, and ensure compliance with applicable laws while delivering high service levels to residents.

Qualifications

• High School Diploma or equivalent is required.
• Minimum of three years of experience in multifamily property management.
• At least two years of supervisory or team leadership experience.
• Strong understanding of lease agreements, rent collection, and lease enforcement.
• Proficiency with Microsoft Office and property management software.
• Knowledge of real estate contracts, financial management, and compliance.

Responsibilities

• Operate the property within approved financial guidelines and budget constraints.
• Analyze financial statements and reports to inform budgeting and forecasting.
• Maximize revenue by setting rents and managing delinquencies.
• Approve and reconcile vendor invoices and maintain budget coding.
• Supervise on-site staff, including hiring, training, and scheduling.
• Ensure compliance with federal, state, and local laws including Fair Housing and ADA.
• Develop leasing and marketing strategies to drive occupancy and retention.
• Address resident requests promptly to support satisfaction.
• Conduct regular property inspections for safety and cleanliness.
• Review service contracts, capital improvements, and maintenance schedules.
• Maintain records of move-ins/outs and unit turnover.
• Serve as liaison to owners/investors with updates and performance reports.
• Maintain petty cash and perform daily bank deposits and GL postings.
• Utilize property management software for tracking and reporting.
