Job summary

Stellar Senior Living is seeking a full-time New Development Project Manager to lead ground-up construction projects from handoff through occupancy at the Stellar Resource Center in Midvale, Utah. You will act as the on-site owner’s representative, coordinating engineers, architects, and contractors to deliver communities that become residents’ homes.

Qualifications

• Significant experience in construction project management or owner’s representation.
• Ability to read construction documents, plans, and specs and assess progress/quality.
• Proven ability to lead OAC meetings with contractors and consultants.

Responsibilities

• Serve as the primary owner’s representative from handoff to occupancy and close-out.
• Manage a portfolio of 2–4 active ground-up construction projects.
• Lead weekly OAC meetings to drive decisions and resolve issues.
• Develop and maintain project schedules, identify delays, and hold contractors to milestones.
• Track budgets, commitments, contingencies, and forecast-at-completion; ensure accurate reporting.
• Prepare monthly draws and review pay applications and documentation.
• Manage change orders within approval thresholds and monitor GMP exposure.
• Oversee construction quality, coordinate inspections, and manage turnover to Operations.
