Legum and Norman is hiring a General Manager for its upscale, gated HOA community in Millsboro, DE. The General Manager is an onsite role overlooking all office, administrative, and maintenance projects to include capital improvements.

The GM is the liaison among homeowners, Board, committees, management staff, and vendors. Candidates should have 2+ years HOA experience; managing a master Association with multiple sub Associations is highly preferred.

Qualifications

  • 2+ years HOA experience required.
  • Experience in managing a master Association with multiple sub Associations is highly preferred.
  • CMCA and AMS certifications are highly preferred.
  • Knowledge of the Association Board, General Manager, and homeowner requests interfaces.
  • Customer service driven and team oriented.
  • Ownership, initiative and proactive communication to improve processes and reduce expenses.

Responsibilities

  • Inspect the community and ensure maintenance and adherence to codes and rules.
  • Issue violation notices and follow up on corrections.
  • Meet homeowners, Board members, and vendors; respond to inquiries.

Job description

Legum and Norman is hiring a General Manger for its upscale, gated HOA community in Millsboro, DE.

The General Manager is an onsite role overlooking all office, administrative, and maintenance projects to include capital improvements. The General Manager is the liaison among the homeowners, members of the Board of Directors, Committee Members, the association management staff, and maintenance vendors and contractors.

2+ years of HOA experience is required; managing a master Association with multiple sub Associations is highly preferred. Daily responsibilities:

  • Implement Board policy and directives within the scope of the management agreement. Works with the board on strategic initiatives, policy governance and association projects.
  • Walk and inspect community. Ensure the community is well maintained and the Code, Compliance, Rules & Regulations are followed.
  • Issues violation notices to homeowners and follow-up to ensure the correction was made.
  • Meet and greet homeowners, residents, members of the Board of Directors, maintenance vendors and contractors.
  • Research and respond to inquires in-person, by phone, and email.
  • Data enter and update information in the database; record and track documents and information.
  • Create and manage budgets; review financial reports, interpret Balance Sheet, Income Statement, Operating Expenses, and reserves.
  • Submit RFPs, manage the bidding and vendor selection process, develop vendor relationships, and manage capital projects.
  • Prioritize maintenance requests and work orders; schedule and coordinate maintenance vendors and contractors for work to be done onsite.
  • Prepare board packages. Coordinate and schedule monthly, quarterly, and annual board meetings.
  • Create and send out weekly mass communications by mail and email to homeowners notifying them of maintenance onsite, HOA guidelines, and community events.
  • Assist homeowners in completing architectural review forms and follow-up with homeowners on the Board’s decision.
  • Other projects as assigned.

Annual salary: $85K-$95K.

  • 2+ years of community association experience.
  • Experience in managing a master Association with multiple sub Associations is highly preferred.
  • Active CMCA and AMS is high preferred.
  • Knowledge of the Association Board of Directors, the General Manager, and how those roles interface with the requests of homeowners.
  • Customer service driven and team oriented.
  • Takes ownership and initiative. Proactive communication skills and forthcoming with ideas and solutions to improve processes, create efficiencies, and reduce expenses.
  • Ability to interpret financials and create budgets, to include Balance Sheet, Income Statement, Operating Expenses, Reserve Study, Delinquency Reports, Variance Analysis, etc.
  • Effective project management skills; ability to prioritize and manage multiple projects in various stages of completion and communicate with all parties involved.
  • Excellent communication skills (written and spoken) with effective conflict resolution techniques.
