Job summary

Legum and Norman is seeking a General Manager for an upscale HOA community in Millsboro, DE. This onsite role oversees office, admin, and maintenance projects, coordinating with homeowners, the Board, and contractors.

The GM will manage budgets, review financials, and lead capital projects while ensuring compliance with community rules and policies. Strong HOA experience and leadership are essential.

Qualifications

• 2+ years of HOA experience.
• Experience managing a master Association with multiple sub Associations preferred.
• Active CMCA and AMS preferred.

Responsibilities

• Implement Board policy and directives within the management agreement scope.
• Walk and inspect the community; ensure maintenance and compliance with rules.
• Issue violation notices and follow up on corrections.
• Meet homeowners, Board members, vendors, and contractors.
• Respond to inquiries in person, by phone, and email.
• Enter data and manage documents in the database.
• Create and manage budgets; review financial statements and reserves.
• Submit RFPs, manage bidding and vendor selection, and capital projects.
• Prioritize maintenance requests and coordinate on-site work.
• Prepare board packages and schedule meetings.
• Distribute weekly communications to homeowners.
