Job summary

KW Property Management seeks a Facilities Manager to serve as the client liaison with service and support staff. You will oversee inspections, maintenance work orders, safety, and facilities operations to project a professional image and timely service.

Strong organizational and supervisory skills, budget awareness, vendor oversight, and resident communication are essential for this full-time on-site role, including after-hours emergencies.

Qualifications

• High school diploma or equivalent required; Associate's degree preferred.
• Minimum two to four years of general experience in building trades, repair and replacement maintenance, or handy-work, including experience supervising team members.
• Ability and willingness to drive for work purposes and to respond to property emergencies, including outside of normal business hours.
• Effective written and verbal communication skills, with the ability to prepare professional reports and recommendations for management, the Board, and the client.
• Intermediate proficiency in MS Office.
• Must possess a valid driver's license.
• Must pass a pre-employment drug screening and background check.
• Basic working knowledge of HVAC, plumbing, electrical, and irrigation systems.
• Working knowledge of project management and the competitive bidding process, with the ability to develop detailed Requests for Proposal (RFPs) and Scopes of Work (SOWs) for facility maintenance and capital projects.
• Experience managing similar community facilities, equipment, and events preferred.

Responsibilities

• Property Inspection & Condition Monitoring: Conducts regular inspections of common areas and facilities to identify safety and maintenance concerns.
• Maintenance & Work Order Management: Oversees full lifecycle of maintenance work orders and coordinates with contractors.
• Budget & Financial Oversight: Assists in preparing and monitoring the maintenance budget and inventory.
• Resident, Board & Committee Support: Provides status updates and written recommendations to management, the Board, and committees.
• Safety & Emergency Response: Identifies hazards and responds to facility emergencies, including after-hours situations.
• Supervisory Responsibilities: Supervises and trains maintenance staff and coordinates scheduling.
