Job summary

KW Property Management seeks a Facilities Manager to oversee inspections, maintenance, budgets, and vendor coordination for residential properties in Florida. The role requires supervising staff, managing work orders, and ensuring safety and quality across facilities.

The position requires strong communication, time management, and a solid background in building trades, with proficiency in MS Office. A valid driver's license and availability for after-hours emergencies are required.

Qualifications

• High school diploma or equivalent required; Associate's degree preferred.
• Minimum 2–4 years of general experience in building trades or maintenance supervision.
• Ability and willingness to drive for work and respond to emergencies, including outside normal hours.
• Strong written and verbal communication; reports and recommendations for management.
• Intermediate MS Office proficiency.
• Must pass pre-employment drug screening and background check.
• Know-how of HVAC, plumbing, electrical, and irrigation systems.
• Experience developing RFPs/SOWs and managing project work.
• Experience managing community facilities, equipment, and events preferred.

Responsibilities

• Inspect common areas and facilities to identify safety, maintenance, or appearance concerns.
• Oversee maintenance work orders from assignment through completion.
• Assist in budget preparation and monitoring, including capital planning.
• Support residents, Board, and committees with information and recommendations.
• Respond to facility emergencies and coordinate corrective actions.
• Supervise maintenance and grounds staff; train and evaluate performance.
