Job summary

KW PROPERTY MANAGEMENT AND CONSULTING is seeking a Facilities Manager to oversee the maintenance, care, and efficient operation of all property facilities and equipment. The role requires supervising maintenance staff, managing the budget, and coordinating with management for safety and operational excellence.

You will lead preventative maintenance, manage vendor relationships, and ensure timely work orders. Strong communication and leadership are essential for this role.

Qualifications

• Minimum two years general experience in building trades, repair and maintenance.
• Experience supervising team members.
• Must have the ability to drive for work purposes.
• Ability to react quickly to emergencies and be available for emergencies.
• Effective written and verbal communication skills.
• Experience managing the property’s facilities, equipment and events preferred.

Responsibilities

• Supervises and assigns tasks to the maintenance and groundskeeping staff.
• Inspects and performs maintenance on equipment and facilities.
• Cultivates a preventative maintenance culture and addresses issues promptly.
• Maintains records of warranties, licenses, inspections, service agreements, and contracts.
• Maintains inventory, storage, and distribution of equipment.
• Provides recommendations for purchases of new equipment.
• Collaborates on budget planning with management and staff.
• Oversees daily workflow, scheduling, and assignments of the maintenance department.
• Conducts timely performance evaluations and addresses issues.
• Orders, inventories, and ensures timely completion of work orders.
• Controls costs while staying within the yearly budget.
• Monitors safety compliance and staff performance.
• Coordinates with departments for meetings, events, and room preparations.
• Manages landscaping contractors and annual landscaping projects.
• Oversees major community assets and capital improvements planning.
• Presents bid analyses to the Board for review and approval.
