Job summary

Greystar is seeking an on-site Maintenance Technician to service the community, address work orders, and perform routine upkeep to meet safety and quality standards.

You will lead make-ready inspections, coordinate vendors, maintain supplies, and support budgeting for repairs and capital projects while delivering excellent resident service and ensuring compliance with safety policies.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools and be skilled in safe use of hand tools, power tools and measuring devices.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication with residents and team members.
• Ability to read, write, and communicate effectively for company interactions.
• Proficiency in internet, word processing, spreadsheet, and database management to maintain records.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and making repairs per policies and codes.
• Oversees and completes the "make-ready" process to prepare vacant units for leasing and move-ins, including inspections and scheduling vendors.
• Develops standards for cleanliness and appearance of grounds, exteriors, interiors, signage, and common areas to reflect Greystar quality.
• Periodically inspects work by service team members to ensure policy effectiveness and corrective action.
• Inspects work by contractors and vendors to verify quality and compliance with scope.
• Maintains inventory of spare parts and materials; coordinates with Community Manager to order supplies within budget.
• Completes monthly preventative maintenance as outlined in the manual.
• Assists Community Manager with budgeting for repairs and capital projects.
• Supports cost-cutting by repairing rather than replacing parts when feasible and using tools correctly.
• Conducts regular safety meetings; keeps MSDS up to date and adheres to OSHA and safety laws.
• Demonstrates customer service by respectfully handling resident questions and complaints with urgency.
