Job summary

Greystar is seeking a Maintenance Technician to uphold the cleanliness, safety, and functionality of the community’s buildings, grounds, and common areas. You will diagnose defects from resident requests, perform repairs, and manage make-ready tasks for vacant units.

Responsibilities include preventive maintenance, vendor coordination, and contributing to budgeting for repairs and capital projects while maintaining safety and quality standards across the property.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Must provide own hand tools unless prohibited by State law and be skilled in safe use of hand tools, power tools, and measuring devices.
• Ability to apply logical thinking to identify and fix problems.
• Strong customer service and interpersonal communication to interact with residents and team members.
• Ability to read, write, and communicate effectively on department policies.
• Experience with internet, word processing, spreadsheets, and database management; property management system experience preferred.
• Solid math skills for handling financial, administrative, and legal documents.

Responsibilities

• Assists and completes work orders from resident requests and routine maintenance while diagnosing defects and repairing per policies and safety standards.
• Oversees the ‘make-ready’ process to prepare vacant homes for leasing, including inspections, punch lists, scheduling vendors, and ensuring ready units.
• Develops standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, and common areas to reflect Greystar quality.
• Periodically inspects work by staff and contractors to ensure quality and compliance.
• Maintains inventory of spare parts and materials; coordinates with Community Manager on supplies and budget.
• Performs monthly preventative maintenance procedures and assists in budget development for repairs and capital projects.
