Job summary

Sun Communities is seeking a Maintenance Technician to perform routine and preventative maintenance across our communities. Responsibilities include cleaning, minor repairs, lawn and grounds upkeep, snow removal, and supervising contractors to maintain curb appeal.

The role requires a High School Diploma or GED and a valid driver’s license, with preferred experience in apartment maintenance and snow removal. On-call availability and physical capability to lift 50 lbs are needed.

Qualifications

• High School Diploma or GED required.
• 6 months maintenance experience in apartments/manufactured housing preferred.
• 6 months snow removal experience preferred.
• 6 months general maintenance knowledge preferred.
• Outdoor work with temperature fluctuations.
• Valid driver's license.
• Ability to work independently or in a team.
• Able to lift at least 50 lbs.
• Basic computer skills (email/internet).
• On-call schedule availability.
• Proficient with hand tools, power equipment, and machinery.
• Legible written reports.
• General plumbing, electrical, and grounds maintenance knowledge.

Responsibilities

• Ensure trash/debris is picked up daily in common areas and streets.
• Complete minor repairs to rental homes and facilities.
• Inspect irrigation systems and perform repairs as needed.
• Maintain vacant sites and remove trash and debris.
• Remove snow from streets, lots and entrances; operate plow or related equipment as applicable.
• Maintain lawns, plants, mulch, hedges, and tree limbs.
• Ensure streets and access routes are hazard-free.
• Perform water testing and related maintenance for well/sewer systems if applicable.
• Report maintenance issues to the manager.
• Complete site condition checklists before/after resident occupancy.
• Keep community presentable and adhere to curb appeal standards.
• Clean and maintain buildings (clubhouse, offices, restrooms, laundry, garage).
• Assist manager with supervising contractors.
• Inspect playgrounds, pools, and recreational areas; perform minor repairs.
• Assist with move-in/move-out spotting.
• Maintain community pool(s) and vehicles/equipment.
• Follow safety procedures and operate vehicles/transport supplies.
• Support other duties and special projects as assigned.
