Job Description and Responsibilities
- On call 24/7 to respond to all emergency and non-emergency issues at the facility.
- Responsible for effective cost management related to maintaining the facility, equipment, and furnishings.
- Assist in developing facility operations, maintenance policies, procedures, and work instructions.
- Direct work assignments and review work conducted with contractors, verifying completion as directed.
- Provide vendor escort and oversee vendor activities on premises.
- Guide contractors on facility health and safety requirements before work begins.
- Review the maintenance management system to schedule preventive and on-demand work.
- Develop and maintain an energy management system to ensure efficient and cost-effective operations.
- Schedule and assign contracted personnel to perform maintenance per established intervals.
- Evaluate contractor performance and recommend improvements to senior management.
- Provide weekly reports on facility condition, assessments, project work, and goals.
- Maintain inventory levels to meet maintenance needs.
- Develop short- and long-term facility utilization plans to optimize operations and minimize downtime.
- Generate work orders for timely maintenance completion.
- Initiate and enforce safety compliance programs with contractors.
- Ensure compliance with all facility Standard Operating Procedures.
- Manage security, alarm, and fire suppression/detection systems, adhering to standards and codes.
- Perform light maintenance tasks, including minor plumbing, lighting, housekeeping, and HVAC maintenance.
- Other duties as assigned.
Qualifications and Job Specifications
- Associate degree or 3-5 years of facility maintenance experience.
- Knowledge of OSHA and NFPA standards.
- Proven knowledge of HVAC, electrical distribution, generators, refrigeration, and plumbing.
- Experience in a cGMP environment is a plus.
- Excellent verbal and written communication skills.
- Strong customer service skills.
- Ability to communicate clearly across all staff levels and clients.
- Technical problem-solving skills in maintenance.
- Proficiency in Microsoft Office Suite for reporting.
- Ability to work in a fast-paced environment.
- Effective time management, research, presentation, attention to detail, organization, critical thinking, and troubleshooting skills.
Technical Expertise
- Intermediate to advanced skills in Outlook, Excel, Word.
- Licensing/certifications in plumbing, HVAC, refrigeration, electrical, and automated building systems.
- Ability to manage and track budgets and spending.
- Experience with web-based telecommunication software.
- Experience managing vendor relationships.
Additional Employment Requirements
- Successful completion of background check and drug screening.
- Valid driver’s license.
Physical, Mental, and Visual Demands
- Light to medium work with frequent walking.
- Occasional lifting of 25-50 lbs.
- Work at heights up to 40 ft using lifts.
