Job summary

Rose Associates Inc. seeks an experienced Property Manager to lead operations, maximize occupancy, and optimize financial performance for multifamily properties in New York City. You will collaborate with internal teams, manage budgets, and ensure regulatory compliance.

In this on-site role, you will supervise staff, coordinate maintenance, and drive resident satisfaction. The ideal candidate has 5+ years in multifamily PM, strong budgeting skills, and a NY real estate license or the ability to

Qualifications

Bachelor’s degree in business, marketing, real estate, or finance or equivalent experience.
Minimum of 5 years of multifamily residential property management experience.
Proficiency with property management software (Yardi, RentCafe, On-Site, Elise AI, iLuvLeasing).
Technical knowledge of building operations and maintenance.
Understanding of budgeting, reporting, and GAAP.
Valid NYS real estate license or ability to obtain within 120 days; active license holders must register with Rose upon hire.
Work authorization (required).
Must be available to work weekends (Saturdays and Sundays).

Responsibilities

Engage with owners, management, staff and partners to enhance client satisfaction and day‑to‑day operations.
Communicate with residents promptly to address concerns.
Collaborate with compliance, leasing and accounting; review lease packages.
Lead and coach Resident Managers, office, building, and leasing staff.
Recruit, train and supervise a unified team for property operations.
Ensure policy compliance and drive favorable survey and audit outcomes.
Oversee property inspections, maintenance programs and capital improvements with the Resident Manager.
Supervise construction for new buildings as needed.
Negotiate service contracts and ensure contractual compliance.
Be available after‑hours for emergencies and corrective actions.
Ensure insurance requirements are met and incidents reported to management.
Prepare and monitor operating budgets and forecasts; generate variance and utility reports.
Analyze income/expenses and implement strategies to improve performance.
Process invoices and manage vendor payments.
Foster resident relations and retention initiatives; community engagement.
On-site presence and ability to move throughout the building; strong communication with tenants, staff, vendors, visitors.
Must be able to ascend/descend stairs and adapt to variable environments.
