Job summary

Arboreal Management is seeking a reliable Multi-Site Porter/Groundskeeper to maintain the cleanliness, curb appeal, and general upkeep of about 12 apartment communities in a localized region. This role travels between properties daily and works independently across sites to keep common areas safe, clean, and welcoming for residents and guests.

You will perform porter and groundskeeping duties, assist with move-out cleanups, operate basic landscaping equipment, and coordinate with property

Qualifications

• Experience in porter, groundskeeping, janitorial, or property maintenance.
• Ability to work independently across multiple sites without daily supervision.
• Knowledge of landscaping equipment (mowers, trimmers, blowers).
• Physical ability to lift up to 50 lbs and perform manual tasks.
• Weather tolerance for outdoor work.
• Valid driver’s license and reliable transportation.
• Attention to detail and professional demeanor.
• High school diploma or equivalent preferred.

Responsibilities

• Police and remove litter from common areas and parking lots.
• Empty trash receptacles; keep dumpster areas clean.
• Sweep and pressure-wash sidewalks and entryways.
• Maintain clubhouses, leasing offices, and shared amenities.
• Assist with move-out clean-up and bulk trash removal.
• Perform light maintenance tasks as needed.
• Travel between up to 12 sites daily; prioritize tasks.
• Maintain professional appearance and interact with residents and vendors.
• Follow safety protocols and use cleaning chemicals and tools properly.
• Complete logs documenting daily site visits.
• Report issues to management.
