Arboreal Management is seeking a reliable Multi-Site Porter/Groundskeeper to maintain the cleanliness, curb appeal, and general upkeep of about 12 apartment communities in a localized region. This role travels between properties daily and works independently across sites to keep common areas safe, clean, and welcoming for residents and guests.

You will perform porter and groundskeeping duties, assist with move-out cleanups, operate basic landscaping equipment, and coordinate with property

About the Role

Arboreal Management is seeking a reliable, hardworking Multi-Site Porter/Groundskeeper to maintain the cleanliness, curb appeal, and general upkeep of approximately 12 apartment communities within a localized region. This role travels between properties daily and is responsible for keeping common areas, grounds, and amenities clean, safe, and welcoming for residents and guests. The ideal candidate is self-motivated, detail-oriented, and comfortable working independently across multiple sites with minimal supervision.

Key Responsibilities

Porter Duties

• Police and remove litter, debris, and trash from common areas, breezeways, stairwells, parking lots, and amenity spaces at each assigned property

• Empty and maintain trash receptacles and dumpster corrals; ensure dumpster areas are clean and gates/doors are closed and functioning

• Sweep, pressure-wash, and spot-clean sidewalks, breezeways, entryways, and other high-traffic common areas

• Clean and maintain clubhouses, leasing offices, mailroom areas, laundry rooms, and other shared amenities

• Assist with move-out clean-up, including removal of abandoned furniture and bulk trash

• Perform light maintenance tasks as needed (replacing light bulbs, minor touch-up paint, reporting maintenance issues)

• Report safety hazards, property damage, or maintenance needs to site/property management promptly
  

Groundskeeper Duties

• Maintain landscaping and grounds, including mowing, edging, trimming, weeding, and blowing/clearing walkways

• Water plants, flower beds, and landscaped areas as needed

• Perform seasonal grounds tasks such as leaf removal, mulching, and snow/ice removal from walkways (if applicable to region)

• Monitor and maintain irrigation systems; report malfunctions

• Ensure parking lots, dog parks, pool areas, and other outdoor amenities are clean, safe, and presentable

• Identify and report pest, drainage, or landscaping issues to the appropriate team

Multi-Site & General

• Travel efficiently between all assigned properties (up to 12 sites) on a daily or scheduled rotation, prioritizing tasks based on property needs

• Maintain a consistent, professional appearance and interact courteously with residents, staff, and vendors

• Follow all safety protocols and properly use cleaning chemicals, equipment, and tools

• Maintain assigned equipment and supplies; report equipment issues or shortages

• Complete basic logs or checklists documenting daily site visits and completed tasks

• Perform other duties as assigned by property management

Qualifications

• Prior experience in porter, groundskeeping, janitorial, or general property maintenance preferred

• Ability to work independently, manage time effectively, and prioritize tasks across multiple locations without direct daily supervision

• Basic knowledge of landscaping equipment (mowers, trimmers, blowers) and general grounds care

• Comfortable performing physical labor, including lifting up to 50 lbs, bending, kneeling, and standing/walking for extended periods

• Ability to work outdoors in varying weather conditions

• Reliable transportation required; must have and maintain a valid driver's license and clean driving record - personal vehicle required, truck strongly preferred, for hauling equipment and supplies between sites

• Strong attention to detail and pride in property appearance

• Good communication skills and a professional, courteous demeanor with residents and staff

• High school diploma or equivalent preferred

Physical Requirements

• Regularly lift and carry up to 50 lbs

• Frequent walking, standing, bending, kneeling, and climbing stairs

• Ability to work outdoors in heat, cold, and inclement weather as needed
