Job summary

Avenue5 Residential is hiring a Floating Maintenance Supervisor to lead daily maintenance operations across assigned properties in the Wenatchee area. The role involves supervising trades, coordinating service requests, and ensuring compliance with company policies and regulations to protect residents and property assets.

The position requires strong carpentry, electrical, plumbing, and HVAC know-how, plus leadership and customer service skills.

Qualifications

• Must maintain a valid driver’s license
• Ability to read, write and understand English
• Ability to use general office equipment (telephone, fax, printer, copier, key track system)
• Excellent customer service and interpersonal skills
• Strong organizational and time-management skills
• Ability to multi-task and cope with difficult people
• Maintain confidentiality and professional appearance
• Comply with safety requirements and pass required training within 30 days

Responsibilities

• Oversee day-to-day maintenance operations and upkeep of the property
• Review and track progress of service requests and identify chronic issues
• Respond to maintenance issues promptly per Avenue5 policy
• Repair electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance
• Perform carpentry duties (wallboard repair, countertop/cabinet replacement, finish carpentry)
• Conduct preventative maintenance (siding, painting, lighting, sprinkler, elevator)
• Ensure work orders are completed accurately and on time to satisfaction
• Inspect property grounds and common areas for safety and cleanliness
• Manage property emergencies (snow, fires, floods) with on-call rotations
• Promote safety and risk management; monitor response times and on-call duties
• Provide mentorship to maintenance team and coordinate with property manager
• Coordinate with suppliers/contractors and ensure compliance with policy
• Walk property with leadership to address challenges and budget implications
• Maintain costs within budget and contribute to future budgets
• Carry out other duties as assigned by leadership
