Job summary

The Franklin Group in Washington DC is seeking a Floating Assistant Community Manager with LIHTC/HUD experience to oversee operations when the Community Manager is unavailable. Travel between Maryland, DC, and VA is required.

This hourly, non-exempt role supports leasing, reporting, and resident services across properties. Responsibilities include supervising leasing staff, inspecting communities, coordinating administrative tasks, and upholding Fair Housing and safety standards.

Qualifications

• High school diploma or GED; or equivalent experience.
• LIHTC/HUD experience is required for this role.
• Fair Housing certification must be completed within 1 day of hire.
• Ability to travel between Maryland, DC, and VA.

Responsibilities

• Efficient and timely reporting, maintenance and submission of all administrative forms, files and reports.
• Assisting the Community Manager in orientation, training and scheduling of leasing and office personnel.
• Inspect model, office, and vacant units to ensure marketability; maintain organized files.
• Maintain curb appeal and knowledge of market pricing and terms.
• Lease to qualified prospects and assist with renewals.
• Manage inventory and ordering of office supplies and equipment.
• Uphold professional appearance and behavior at all times.
• Apply leasing techniques and knowledge of current rental rates and amenities.
• Ensure compliance with Fair Housing standards and company policies.
• Assist in resident retention initiatives such as newsletters or social events.
