Job summary

Ross Stores, Inc. seeks a Director, Real Estate of Supply Chain Properties to lead planning, budgeting, acquisition of Distribution Centers and Warehouse Facilities across the United States.

You will oversee capital spend, coordinate with internal teams and external partners, and ensure compliance with regulatory requirements while driving portfolio optimization. This role requires in-office presence in Dublin, CA, with travel up to 50%.

Qualifications

• Bachelor's degree is required, preferably in related field of architecture, engineering, construction management or real estate.
• Demonstrated ability in managing tactical execution while maintaining a strategic focus.
• Proven business and financial acumen.
• Excellent written and verbal communications skills with the ability to convey complex information clearly and concisely.
• Comfortable working both independently and collaboratively across all levels of the organization.

Responsibilities

• Manage a network of brokers, architects, contractors, vendors and attorneys to ensure projects are delivered on scope, schedule, and budget.
• Coordinate with internal and external partners for successful delivery and management of activities.
• Develop construction estimates and spend forecasts; manage projects to align with budgets.
• Create capital and operating expense budgets and manage invoices.
• Track key dates and documents related to projects, programs, and leases.
• Work with municipalities on permitting, inspections, incentives, etc.
• Negotiate contracts to ensure favorable terms and manage them until inactive.
• Prepare business cases for the Real Estate Committee.
• Inspect quality and compliance with regulations; provide risk-informed recommendations.
