Job summary

Ross Stores is seeking a Director, Real Estate of Supply Chain Properties to be located at our Dublin, CA office. This role leads planning, budgeting, entitlements, construction, and disposition for distribution centers nationwide, and manages leased facilities portfolio.

GENERAL PURPOSE

The Director, Real Estate of Supply Chain Properties will be located at our Dublin Office and will report to the Vice President of Real Estate- Supply Chain Properties. This role will primarily support the planning, budgeting, acquisition, entitlements, incentives, design, permitting, construction, inspection and disposition as applicable related to our Distribution Centers and Warehouse Facilities throughout the United States. Additionally, the role will provide portfolio management of leased facilities. The existing portfolio consists of over 20 million square feet in multiple locations with several high-profile projects and programs underway.

ESSENTIAL FUNCTIONS
  • Manage a network of brokers, architects, contractors, vendors and attorneys as required to ensure all projects have best-in-class support and that projects and programs are delivered in accordance with scope, schedule and budget.
  • Coordinate efforts with internal (Network Strategy, IT Loss Prevention, Legal) and external partners (Architect, Contractor, Broker, Consultant) as appropriate for the successful delivery and management of all activities.
  • Develop construction estimates and spend forecasts. Manage projects to align with approved capital expenditures and forecasts.
  • Create capital and operating expense budgets, increase capital expenditure requests and manage invoices to ensure compliance with all internal processes, procedures, governance and controls.
  • Responsible for tracking all key dates and documents related to projects, programs and leases to ensure that all actions are taken in a timely manner, well in advance of due dates.
  • Work with municipalities as required relative to permitting, inspections, incentives, etc.
  • Negotiate contracts and other agreements to ensure market or better deal terms and manage such contracts and agreements until such time that they are no longer active.
  • Involved in creating business cases for the Real Estate Committee.
  • Inspect quality and compliance on projects. Verify that company, local, and federal regulations are being met.
  • Perform detailed and fact-based site due diligence achieving full transparency of conditions and risks in order to provide solid recommendations and decision support.

QUALIFICATIONS & SPECIAL SKILLS REQUIRED
  • Minimum of 8 years experience in corporate supply chain real estate project management involving industrial assets.
  • Project Management certification is strongly preferred.
  • Demonstrated ability in managing tactical execution while maintaining a strategic focus.
  • Proven business and financial acumen.
  • Excellent written and verbal communications skills with the ability to convey complex information clearly and concisely.
  • Comfortable working both independently and collaboratively across all levels of the organization, including external stakeholders.
  • Experienced in all aspects of financial planning and management from a cash flow and P&L perspective.
  • Comfortable with levels of ambiguity and managing multiple priorities simultaneously.
  • Ability to influence, manage conflicts, solve complex problems and lead people and activities.
  • Strong working knowledge of building systems, including structural, mechanical, electrical, and plumbing, as well as maintaining regulatory compliance.
  • Ability to review and interpret design and construction drawings of all disciplines. Strong knowledge of CAD and Revit modeling.
  • Willingness and ability to travel nationally up to 50% of the time.
EDUCATION / CERTIFICATIONS
  • Bachelor’s degree required, preferably in related field of architecture, engineering, construction management or real estate.
PHYSICAL REQUIREMENTS
  • Job requires ability to work in an office environment, primarily on a computer
  • Job requires ability to work on an active construction site. Walking and standing on various surfaces in various climates while wearing personal protection equipment
  • Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc
  • Consistent timeliness and regular attendance
  • Vision requirements: Ability to see information in print and/or electronically
  • This role requires regular in-office presence, including to engage in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback
  • However, this role can perform duties effectively using a combination of in-office and remote work

The base pay range for this role $119,800.00 to $260,400.00. The base pay range is dependent on factors including, but not limited to, experience, skills, qualifications, relevant education, certifications, seniority, and location. The range listed is just one component of the total compensation package for employees. Other rewards vary by position and location.
