Description
The Director of Maintenance helps ensure a fully functioning and well-maintained community by following a system of preventative maintenance and repairs, overseeing the ongoing maintenance of the building and property grounds, ensuring all equipment is in sound working order, leading and supervising staff to maintain high cleanliness standards throughout the facility, and implementing cost-effective improvements to the facility and grounds.
Primary Duties & Responsibilities:
- Supports the dignity, privacy, independence, choice, and individuality of residents.
- Ensures all required preventative tasks are completed, either by directly performing the tasks or contracting with outside providers as appropriate, in a timely manner.
- Makes repairs as needed, responds to facility work requests promptly, and documents completed repairs.
- Maintains accurate records of utilities, systems, and equipment.
- Refurbishes vacated apartments promptly as approved by the Executive Director, documenting all work performed where applicable.
- Creates and maintains a regular maintenance schedule for the facility.
- Ensures facility-related costs stay within the budgetary guidelines established for the community.
- Performs routine maintenance and cleaning for the grounds, community, and equipment following all safety procedures and precautions.
- Maintains facility systems such as HVAC, refrigeration, plumbing, and electrical according to maintenance schedules.
- Stocks maintenance supplies for work areas.
- Ensures work areas are clean, and equipment, tools, and supplies are properly stored.
- Oversees the housekeeping department to ensure the cleanliness of the community.
- Performs other duties as assigned.
- Available on call for emergency situations.
Qualifications & Physical Requirements:

- Able to work a flexible schedule, including days, evenings, weekends, and holidays as needed.
- Available for emergency on-call duties.
- Physically capable of performing job duties (e.g., moving heavy equipment/machinery, climbing ladders, performing repetitive motions, walking, standing).
- Able to bend, kneel, squat, stand, and lift heavy objects as needed.
- Excellent communication, customer service, and problem-solving skills, including maintaining composure under stress.
- Strong organizational skills, able to multitask, and manage time effectively in a fast-paced environment.
- Proficiency in computer applications (e.g., TELS, spend-down tracking, Outlook, Word).
Education & Experience:
- High school diploma or GED required; post-high school education or training preferred.
- Experience in various trade skills (e.g., carpentry, plumbing, HVAC, electrical) and related tools.
- Five years of relevant experience preferred.
- At least one year of supervisory or management experience preferred.
