Job summary

MPI in Los Angeles is seeking an experienced Development Project Manager to lead a landmark multi-phase build for a Southern California developer. You will manage entitlement, due diligence, planning, and GC procurement for multifamily/mixed-use projects.

Reporting to the VP of Development, you will coordinate with city departments, consultants, and contractors to maintain schedule and budget, ensuring quality and successful occupancy.

Qualifications

• 8+ years of experience in construction and/or real estate development.
• Experience leading multifamily or mixed-use projects in Southern California.
• Proficient in Procore, MS Project, Bluebeam and similar project management software.

Responsibilities

• Manage entitlement process with City of Los Angeles and related departments.
• Oversee due diligence, site assessment, and feasibility coordination with consultants.
• Lead project scheduling from pre-development through construction and occupancy.
• Manage RFP/RFQ processes for GC selection; evaluate bids and qualifications.
• Negotiate AIA contracts and GMP contracts.
• Coordinate design team through SD, DD, and CD phases.
• Coordinate plan check submissions with LADBS and LADWP coordination.
• Review drawings for constructability and code compliance.
• Maintain design schedule and budget alignment through all phases.
• Review RFIs, submittals, and change orders; monitor GC performance.
• Manage draw requests and GC pay applications using AIA forms.
• Track owner-furnished items, allowances, and contingency.
• Coordinate inspections and testing; manage close-out packages.

Development Project Manager opportunity with an incredilby reputable Developer in SoCal. The business has a landmark, resume-defining project upcoming and is looking to hire a Project Manager to lead this multi-phase build. If you are looking to move from the GC or construction side to a Developer, this is the right opportunity for you!

Our client is a boutique real estate developer with a presence across the SoCal region. Specializing in ground up multifamily, mixed-use, industrial, and hospitality projects, the team has consistently delivered top products across their 20 year history. The business now has a market-leading long term project in LA in the mixed-use space, and is seeking to add a Project Manager to the team to lead it. Given the existing team and their backgrounds, the group will consider both GC/Construction PMs as well as current Development PMs for this position.

Description

Reporting to the VP of Development, the Project Manager will be responsible for the following:

• Manage the entitlement process with the City of Los Angeles, including coordination with LADBS, Planning Department, and the Warner Center Specific Plan review process
• Oversee due diligence, site assessment, and feasibility coordination with consultants
• Lead project scheduling from pre-development through construction and occupancy
• Manage RFP/RFQ processes for GC selection; evaluate GC bids and qualifications
• Negotiate and administer AIA contract documents, including GMP contracts
• Manage design team (architect, MEP, structural, civil) through SD, DD, and CD phases
• Coordinate plan check submissions and responses with LADBS
• Manage LADWP coordination for service, utility connections, and approvals
• Review drawings and specifications for constructability, code compliance, and value
• Maintain design schedule and budget alignment through all phases
• Review and approve Requests for Information (RFIs), submittals, and change orders
• Monitor GC performance against schedule, budget, and quality standards
• Manage draw requests and GC pay applications using AIA G702/G703 documentation
• Track and manage Owner-furnished items, allowances, and contingency
• Coordinate third-party inspections, special inspections, and testing
• Identify and resolve construction issues proactively before they become claims
• Oversee Certificate of Occupancy process with LADBS
• Coordinate commissioning, systems training, and warranty documentation
• Compile and deliver final close-out packages to ownership

Profile

• 8+ years of experience in construction and/or real estate development
• Bachelor degree in engineering, construction, architecture, or a related field
• Experience leading multifamily or mixed-use projects in Southern California
• Proficient in Procore, MS Project, Bluebeam and similar project management software
• Strong communication skills and track record building relationships with contractors, consultants, architects, etc.
• Ability to read and review drawings

Job Offer

• A competitive base salary ranging $160,000-$195,000
