Job summary

Michael Page US is seeking a tenured Construction Superintendent in Los Angeles to lead multifamily modular projects. You will oversee staffing, subcontractor coordination, and on-site safety, while driving schedule adherence and quality control across complex builds.

The role emphasizes leadership, mentoring, and strong communication to navigate a fast-growing pipeline in Southern California.

Qualifications

  • Ground up experience mandatory.
  • 5-7+ years in multifamily construction; modular projects preferred.
  • Strong mentoring and teaching skills.
  • Experience leading subcontractors and keeping projects on schedule.
  • Excellent communication and leadership abilities; organized and proactive.
  • Procore and P6 proficiency.

Responsibilities

  • Coordinate staffing, sequencing, and subcontractor coordination.
  • Prepare estimates and buyout with methods, systems, and schedule.
  • Monitor and delegate tasks from start to finish phases.
  • Plan pre-construction activities with subcontractors.
  • Coordinate with architects, inspectors, and suppliers to resolve issues.
  • Inspect work to ensure workmanship and schedules.
  • Document on-site activities in daily reports with photos and notes.
  • Develop and update construction phase schedule; plan recovery for delays.
  • Maintain professional on-site relationships with Owner and engineers.
  • Assist in monitoring quality control and enforcing safety practices.

This Developer/Builder has been in Southern California for almost 10 years, has a strong pipeline of projects, and keeps a focus on quality with exceptional teamwork and phenomenal growth. They are climbing up the rankings of top developers in the area and offer excellent benefits - culture is extremely important to them. They have been seeing a lot of success in working with affordable housing and have a focus in modular builds. Their pipeline is significantly higher than anticipated for the next couple years and need a tenured Superintendent to help lead projects in the field.

Job Description
  • Knowledge of contract documents required for proper planning of construction staffing, sequencing, and subcontractor coordination
  • Coordinate with Pre-construction Services while preparing estimates, buyout regarding methods, systems, schedule, and general conditions.
  • Monitor and delegate team members with tasks from the beginning to end phases of project.
  • Create and execute pre-planning activities for project with subcontractors to ensure coordinated efforts.
  • Coordinate subcontractors, architects, inspectors, and suppliers to resolve any problems regarding methods or materials.
  • Inspect in progress work to ensure that workmanship conforms to specifications and the adherence to construction schedules.
  • Document on-sight activities in daily reports, including verbal directives, progress pictures, delays, weather conditions, and on site manpower
  • Develop a detailed construction phase schedule for the project and update it weekly to ensure that critical path activities and milestones are being achieved. Prepare a recovery plan to mitigate delays to the critical path of the project.
  • Establish and maintain an effective and professional on site working relationship with Owner, Architects, Consulting Engineers, and other parties related to the project.
  • Assist in monitoring and planning the quality control program.
  • Enforce a safe work environment, culture, and practices on the project.

The Successful Applicant
  • Ground up experience mandatory
  • 5-7+ years of experience in multifamily construction with modluar projects preferred but not required (podium or stick-frame)
  • Strong mentoring and teaching skills
  • Experience leading subcontractors and
  • Knows how to keep a project safe and on schedule
  • Excellent communication skills, leadership experience, organized, motivator, strong problem solving and analytical skills, ability to prioritize, provide training to enhance team, ability to evaluate staff strengths and weaknesses, organized and disciplined thinker
  • Strong computer aptitude and mathematical background is necessary
  • Experience in Procore & P6
