Job summary

Amazon Data Services, Inc. in Herndon, VA is seeking a Pre-Construction Manager to coordinate across Real Estate, Design Engineering and Due Diligence, providing schedule forecasts, construction budgeting and constructability guidance for nationwide data center programs.

You will review bids, negotiate with land sellers and contractors, define scopes, manage GC and vendors, and develop handoff project documentation to Construction Manager partners, with up to 25% travel.

Qualifications

• 5+ years of construction or project management experience
• Experience managing and negotiating contracts and vendor relationships
• Experience reading and interpreting construction specifications and drawings for all domains

Responsibilities

• Possess a foundational knowledge of critical data center equipment (Generators, UPS, Switchgear, Transformers, Power Feeders & Busduct, Chillers, Plumbing, Fire Detection/Suppression, AHUs, CRAC).
• Perform constructability reviews of critical scopes and drive baseline improvements.
• Perform build phasing evaluations for civil, structural, electrical fields for potential sites.
• Determine and communicate site requirements impacting schedule, cost, delivery, and site integration.
• Conduct negotiations with land sellers, developers, general contractors and evaluate bids, proposals, and scoping documents.
• Manage GC and other third-party vendors delivering preconstruction services during design phase.
• Define construction scopes and issue RFPs to GCs; review bid summaries, schedules and milestones.
• Support issuance of contracting documents (Work Orders, Purchase Orders, Work Letters).
• Develop handoff project documentation to Construction Manager partners.
• Collect, evaluate, and share lessons learned to direct teams for continuous improvement.
• Travel up to 25%.
