Data Center Development Project Leader

Job summary

CloudHQ is seeking a Project Manager to lead ground-up development and construction of data center products. You will serve as the primary liaison between CHQ and design/construction teams, driving rapid project delivery and cost effectiveness across multiple sites.

The role requires coordinating master plans, budgets, and schedules, while building strong partnerships with architects, engineers and contractors. Travel to data center sites will be required as needed.

Qualifications

• Minimum five (5) years of real estate development and/or construction management experience.
• Background in complex commercial development.
• Strong command of Microsoft Office suite.
• Ability to solve problems using analysis, technical and organizational expertise.
• Ability to use independent judgement and sound decision-making in project timetables.
• Strong quantitative skills (Excel, budgeting, cost controls).
• Outstanding written and verbal communication skills.

Responsibilities

• Assist with master planning, entitlement, and permitting processes.
• Draft and distribute RFPs for design disciplines and make award recommendations.
• Prepare and present development business plans.
• Coordinate and develop project budgets.
• Assist with contract negotiations.
• Lead design process and development of construction documents.
• Establish schedules with design/construction teams.
• Build partnerships with architects, engineers, contractors and vendors.
• Coordinate design constructability and strategy with operations groups.
• Communicate with adjacent property owners and neighborhood groups as needed.
• Assist with utilities planning and coordination.
• Manage budgeting processes throughout the project life.
• Produce management reports for development projects.
• Oversee project participants as needed.
• Attend project OAC meetings and liaise action items between CHQ and design/construction teams.
• Champion CHQ initiatives on all projects.
• Develop creative solutions and innovations to streamline processes.
