Job summary

Quality Technology Services is seeking a Development Project Manager to lead design, preconstruction, and construction activities for data center projects. The role collaborates with Facilities, Contractors, Designers, Engineers, and Operations staff to ensure timely delivery and budget adherence.

The ideal candidate has 5+ years in commercial construction, strong communication skills, and proficiency with MS Office applications for executive reporting.

Qualifications

• Bachelor's degree in Science or Engineering or equivalent professional experience.
• Five or more years of professional experience in commercial construction practices and procedures, including Lump Sum, Construction Management @ Risk, and Design Build project delivery methods.
• Experience with Microsoft Office suite, specifically PowerPoint for executive updates, and Excel for budgets.
• Be able to travel up to 25% of the time.

Responsibilities

• Manage multiple projects on a campus and maintain updated budgets, schedules, and status reports for each.
• Create monthly updates on development program & project status for executive level reviews.
• Work with stakeholders to create a master development program for sites, including campus design and capital budget.
• Manage entitlement and permitting needs for each assigned site project.
• Implement multi-phased site development plans to meet time, budget, and quality targets; update campus master plan regularly.
• Write scopes of work for design, construction, commissioning services & participate in procurement and cost estimates.
• Evaluate and level pricing proposals for design, construction, and commissioning services.
• Coordinate with procurement on equipment procurement and delivery process.
• Ensure submittals are coordinated with site stakeholders.
• Monitor and report project budget/cost-to-date against the total budget.
• Establish site schedules and manage teams to on-time completion.
• Review monthly pay applications from contractors and negotiate changes.
• Establish site construction security procedures with the security team.
• Develop deployment plans and communicate them with staff involved.
• Collaborate with Sales Engineers and Product teams on custom deal solutions within schedule and budget.
• Build relationships with key stakeholders and represent the company in OAC meetings.
• Support due diligence for potential new sites and help enhance project management processes.
