Job summary

Ahold Delhaize USA is seeking a Project Manager I to lead store construction, expansion and remodel projects from pre-construction through punch list and close-out. You will plan schedules, review plans and bids, manage budgets and ensure municipal sign-offs within timeline requirements.

Applicants can reside in North Carolina, South Carolina or Virginia, with 80% travel Monday through Thursday and a remote office day on Friday; travel weekly is expected and coordination with multiple internal

Qualifications

• Bachelor's Degree; Preferred in Construction Management or Engineering or equivalent experience.
• 5-7 years of experience in the construction industry.
• Knowledge of architectural designs/engineering concepts and processes.
• Ability to lead projects through influence and drive accountability across contractors, developers/landlords, vendors and cross-functional partners.
• Practical construction technology and methods.
• Experience with ground-up/new store construction, retail remodels, expansions and/or developer/landlord-built projects preferred.
• Ability to travel weekly.
• Excellent oral, written, and presentation skills with the ability to communicate effectively across all levels of the organization.
• Strong analytical, problem-solving, and strategic planning capabilities with a keen attention to detail.
• Customer-focused mindset with the ability to build relationships, influence stakeholders, and negotiate effectively.
• Self-motivated and results-oriented, demonstrating initiative, sound judgment, and the ability to work independently while managing multiple priorities.

Responsibilities

• Manage bidding and awarding processes related to GC/CM and subcontractors for Food Lion-contracted projects.
• Coordinate bid documents and RFQ packages to minimize project cost.
• Prepare contracts, purchase orders, and process invoices for Food Lion-contracted work.
• Manage the Construction Change Authorization/Change Order process.
• Oversee bid, contract and requisition approval for Food Lion-contracted projects.
• Review ARCH/MEP redlines for accuracy and conformance to standards and codes.
• Provide value engineering feedback to the Engineering department.
• Develop and implement cost-saving ideas through value engineering and construction means and methods.
• Plan new store, expansion, remodel projects with detailed phase plans and milestones.
• Coordinate with Purchasing, Refrigeration, Real Estate, Preconstruction/A&E, Operations and others.
• Oversee construction activities to meet timelines and prototype standards.
• Monitor developer/landlord-built projects and communicate issues impacting completion.
• Issue period budget reports to update Senior Management on financial status.
• Review pending change orders and assess budget impact.
• Update period budget report and align with costs.
