Job summary

J.L. Dunn & Company, a family-owned General Contractor and Construction Manager in Boston, seeks a self-starting Project Manager to oversee preconstruction and construction activities.

You will handle estimating, procurement, permitting, design coordination, and on-site management with a proactive, team-oriented approach. You will lead project teams, manage budgets and scheduling, and ensure quality and safety on commercial renovations and new builds.

Qualifications

• Bachelor’s degree in construction management, architecture, engineering, or business.
• Minimum of four (4) years of experience in an Assistant Project Manager/Project Manager role.
• Experience running a project as the Project Lead.
• Commercial construction experience required.
• Adaptive Reuse & Renovation project experience in Boston preferred.
• Massachusetts CSL and OSHA certification a plus.
• Self-motivated, energetic, enthusiastic, with an entrepreneurial outlook.
• Excellent communications and organizational skills required.
• Must demonstrate excellent business judgement.
• Proficiency in Procore, Excel, and Microsoft Project Schedule.
• Excellent organizational skills and attention to detail evidenced by a strong command of all applicable contracts and legal provisions.
• Ability to analyze and execute financial trade-offs with incomplete data.

Responsibilities

• Lead all phases of project procurement and management including estimating, purchasing, permitting, schedule, construction, quality control and project close out.
• Communicate effectively with architects, engineers, owners, tenants, and property managers.
• Establish trusting relationships with clients and design team partners.
• Provide strong leadership and mentoring for project team members.
• Manage project budgets, allowances, contingencies, cost reporting and cost to complete meetings.
• Track, estimate, create, and submit project financial documents including change orders and AIA billing.
• Solicit subcontractors, create scopes, review bids, and contract in line with construction documents.
• Develop project schedules and track milestone compliance.
• Provide monthly schedule updates and notify of any schedule impacts.
• Apply building knowledge to assist design teams with problem solving and value engineering.
• Lead coordination meetings and manage close-out process.
• Ensure compliance with prime contract, specifications, and safety standards.
• Represent the company values in day-to-day responsibilities.
