Job summary

Insight Global seeks a Community Association Manager to oversee a portfolio of HOA communities within the metro area. You will serve as a strategic advisor to board members on governance, financial planning, vendor management, and property upkeep, ensuring operable and compliant communities.

The role requires coordinating with boards to prepare reports, manage budgets, and supervise maintenance and capital projects, with evening board meetings and a mix of virtual and in-person attendance.

Responsibilities

  • Serve as the primary advisor to assigned HOA boards, providing guidance on governance, policies, and community operations.
  • Implement board decisions and ensure compliance with governing documents and applicable regulations.
  • Identify situations that require legal interpretation and collaborate with association attorneys when appropriate.
  • Prepare monthly management reports, meeting agendas, and supporting documentation.
  • Attend approximately 4-5 board meetings per month once managing a full portfolio. Meetings are typically held in the evenings and are a mix of virtual and in-person attendance.
  • Conduct regular property inspections to identify maintenance concerns, covenant violations, and opportunities for improvement.
  • Respond to homeowner inquiries, assist with dispute resolution, and maintain accurate association records.
  • Review daily work orders, approve invoices, and ensure timely payment processing.
  • Present monthly financial reports, reserve fund updates, contract renewals, and project bids to association boards.
  • Help board members understand their financial position and make informed decisions regarding community investments and capital improvements.
  • Develop annual budgets, forecasts, and reserve planning recommendations.
  • Coordinate board-approved financial directives with the accounting team.
  • Oversee the maintenance, repair, and replacement of common area assets and community infrastructure.
  • Source, evaluate, and manage contractors and service providers.
  • Solicit competitive bids, negotiate contracts, and present recommendations to boards.
  • Monitor vendor performance and ensure quality execution of projects and ongoing services.
  • Respond promptly to community emergencies, including water leaks, weather-related issues, and other urgent property concerns.
  • Address homeowner concerns related to maintenance, landscaping, snow removal, irrigation, and other community services.

Job description

Community Association Managers oversee a portfolio of homeowner associations (HOAs), including condominium, townhome, and single-family home communities, typically located within the same metropolitan area. Managers act as strategic partners to association boards, providing expert guidance on community operations, financial planning, vendor management, and property maintenance.

Managers typically build a portfolio of up to 10 communities during their first year, maintain that portfolio size through their second year, and gradually grow to approximately 12 communities as they gain experience.

No two days look the same in this role. Success requires strong relationship-building skills, sound judgment, and the ability to manage multiple priorities while serving as a trusted resource to board members and homeowners.
