Job Overview:
We are seeking a highly organized and proactive Property Manager to oversee the daily operations of our residential and commercial properties, including supervision of maintenance staff. The ideal candidate will have strong vendor and project coordination skills, ensuring that all maintenance, repair, and replacement projects are executed efficiently and within budget. This role requires excellent communication skills, attention to detail, and the ability to manage multiple tasks simultaneously.
Key Responsibilities:
Property Management:
- Oversee the daily operations of properties, including client/tenant relations, lease administration, and rent collections.
- Ensure compliance with lease agreements and company policies.
- Coordinate routine maintenance, repairs, and inspections, including specialized tasks with external vendors.
- Conduct regular property inspections to identify and address issues promptly.
- Prepare and manage property budgets, including forecasting and expense tracking.
- Analyze financial statements and reports to monitor property performance and make data-driven decisions.
- Prepare financial reports for senior management.
- Negotiate contracts and service agreements to ensure cost-effective and quality services.
- Monitor rent collections and address delinquencies.
- Serve as the primary point of contact for clients/tenants, addressing their needs and concerns in a timely manner.
- Develop and maintain positive relationships with tenants to ensure high tenant satisfaction.
- Coordinate tenant move-ins and move-outs, ensuring smooth transitions and minimal disruption.
- Enforce lease terms and manage lease renewals, modifications, and terminations.
Regulatory Compliance:
- Ensure properties comply with all local, state, and federal regulations, including health and safety standards.
- Stay updated with changes in property laws and regulations.
- Conduct regular audits to ensure compliance.
- Maintain up-to-date records and documentation for all properties.
Reporting and Documentation:
- Prepare regular reports on property performance, project status, and financial metrics.
- Utilize property management software for efficient record keeping.
- Maintain accurate and organized records of all property-related activities, contracts, and communications.
- Prepare incident reports and follow up on resolutions.
Project Coordination:
- Plan, coordinate, and manage property improvement projects, including renovations, repairs, and replacements.
- Collaborate with contractors, vendors, and service providers to ensure projects are completed on time and within budget.
- Monitor project progress, prepare status reports, and communicate updates to stakeholders.
- Develop project budgets and timelines, ensuring adherence to financial and schedule constraints.
Basic Requirements:
Education:
- Bachelor’s degree in Business Administration, Real Estate, or a related field certifications preferred.
- Knowledge of local, state, and federal property regulations and compliance standards.
Experience:
- 2+ years’ experience as a Property Manager or similar role. Residential Property Management experience preferred.
- Proficiency in property management software and Microsoft Office Suite.
Skills:
- Strong project management and coordination skills.
- Excellent communication and interpersonal skills.
- Ability to multitask and prioritize in a fast-paced environment.
- Valid driver’s license
- Favorable criminal background check
- Must pass drug screening
- Provide (3) three business references
