Job summary

Greystar Worldwide, LLC is seeking a seasoned Property Manager to run day-to-day operations of assigned properties, lead teams, and ensure budgeted financial and operational goals are met. You will ensure compliance with housing laws and coordinate with university partners as needed.

You will analyze market trends to drive occupancy, oversee leasing and enforcement, and manage vendor relations while delivering exceptional resident service and maintaining property standards.

Qualifications

• Bachelor’s/Master’s degree in Business Management, Communications, or related field.
• 4-6 years minimum of relevant experience in residence life and/or property management.
• Knowledge of equity and inclusion issues and laws impacting higher education and community living.
• Ability to implement problem solving strategies for residential challenges.
• Compassionate and diplomatic with excellent written and verbal communication skills.
• Detail-oriented and self-motivated with the ability to work independently and as a team leader.

Responsibilities

• Develop and input budgets by analyzing financial statements and market information.
• Ensure revenues by setting rent rates and timely collection of rents and fees.
• Approve invoices, reconcile insurance, code charges, and coordinate with vendors and accounting.
• Control expenditures within approved budgets and manage petty cash.
• Oversee lease enforcement, applications, renewals, inspections, notices, and late fees.
• Build relationships with housing officials and university partners while aligning policies with regulations.
• Analyze market trends and implement marketing and leasing strategies to reach occupancy and revenue goals.
• Promote resident satisfaction by addressing complaints and ensuring timely service responses.
• Conduct regular property inspections to maintain safety, cleanliness, and appearance.
• Supervise staff through hiring, training, and performance management.
• Assist in managing owner relationships with tours and updates.
