Job summary

FirstService Residential is seeking a Maintenance Manager in Florida to oversee the building’s physical plant, diagnose issues across HVAC, electrical, plumbing, carpentry and related trades, and implement preventive maintenance.

You will supervise maintenance staff, coordinate repairs, manage contractors, and ensure safety and compliance while on-call for emergencies as needed by the property manager.

Qualifications

• High school diploma or equivalency preferred.
• Strong maintenance and repair skills in HVAC, cooling towers, chillers, painting, carpentry, plumbing and electricity.
• 3–5 years general experience in building trades, repair and replacement maintenance.
• Computer literacy: Word, Excel, e-mail.
• Effective written and verbal communication skills.
• Strong customer service, communication and interpersonal skills.
• Multiple language fluency is desirable.

Responsibilities

• Maintains a safe and secure environment throughout the building(s).
• Supervises, trains and directs maintenance staff through work orders.
• Plans, monitors, and appraises job results; coaches, counsels and disciplines employees.
• Assesses repair needs and time estimates; determines if professional assistance is needed.
• Monitors service and repair contractors.
• Inventories and acquires maintenance supplies.
• Maintains disaster preparedness with plans and crisis management.
• Completes work orders and repair reports.
• On-call availability for emergencies and projects.
• Schedules and assigns work to meet shift requirements.
• Requests materials and tools for jobs.
• Manages preventive/reactive maintenance schedules.
• Records and evaluates maintenance activities.
• Oversees installation and maintenance of equipment.
• Observes corrective maintenance or repair.
• Trains employees to perform maintenance tasks.
• Follows safety procedures and maintains a safe environment.
• Performs maintenance in carpentry, electrical, plumbing, mechanical, painting, flooring as allowed.
• Ability to use new equipment safely.
