Job Overview: As a Maintenance Manager, you’ll be responsible for the "physical plant." You will monitor, identify, and communicate problems in general maintenance of the building(s), including carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, patching, hardware, minor repairs, and cleanliness. You will make recommendations, perform repairs, replacements, and implement preventive maintenance following company procedures and guidelines.
Job Responsibilities
- Maintain a safe and secure environment throughout the building(s).
- Supervise, train, and direct maintenance staff through work orders.
- Plan, monitor, and evaluate job results; coach, counsel, and discipline employees.
- Assess repair needs and estimate repair times; evaluate problems to determine if professional assistance is needed.
- Monitor service contractors and building repair contractors.
- Inventory and acquire maintenance supplies.
- Maintain disaster preparedness and develop response plans.
- Complete reports and work orders for repairs.
- Be on call for emergencies and projects as assigned by the property manager.
- Schedule and assign work responsibilities.
- Request materials, tools, and supplies.
- Administer preventive/reactive maintenance schedules.
- Record and evaluate maintenance activities.
- Participate in construction, installation, and maintenance of equipment.
- Evaluate repair work on equipment.
- Orient and train employees in maintenance tasks.
- Follow safety procedures and maintain a safe work environment.
- Perform repairs in carpentry, electrical, plumbing, mechanical, painting, flooring, and minor repairs, provided permits are not required.
- Properly utilize new equipment and follow safety procedures.
Supervisory Responsibilities
- Previous supervisory experience preferred.
Education & Experience
- High school diploma or equivalent preferred.
- Strong maintenance skills in HVAC, cooling towers, chillers, painting, carpentry, plumbing, and electrical.
- 3 to 5 years of experience in building trades, repair, or handyman work.
Knowledge, Skills & Proficiencies
- Proficiency in Microsoft Office applications: Word, Excel, email.
- Effective written and verbal communication skills.
- Strong customer service and interpersonal skills.
- Multilingual abilities are desirable.
Physical Requirements & Working Environment
- Lift up to 50 lbs following safety procedures.
- Work in various positions including standing, stooping, bending, sitting, kneeling, and squatting.
- Climb ladders and work at heights up to 21 feet.
- Work in different environmental conditions (heat, cold, rain, etc.).
- Repeat motions with wrists, hands, and fingers.
- Lift, pull, and push materials up to 50 lbs.
- Communicate effectively via spoken and written words.
- Maintain a valid Florida driver’s license.
Schedule
Monday-Friday, 8 am - 4:30 pm

Compensation
$90,000 annually
