Job summary

Avanath Capital Management, LLC in Germantown, MD is seeking a Leasing Specialist to drive leasing, marketing, and resident relations within the community. You will greet prospects, present models, and close leases while maintaining accurate records in Yardi.

The role requires strong customer service, the ability to work evenings or weekends, and familiarity with Windows applications. Bilingual English/Spanish is highly desired to serve a diverse resident base.

Qualifications

• 2+ years of sales and/or customer relations experience.
• Low-income housing and tax credit experience is highly desired.
• Bilingual (English & Spanish) highly desired.
• Thrives in a fast-paced environment.
• Flexible schedule that may include evenings and weekends.
• Solid computer knowledge, Windows (Word, Excel), internet, and e-mail
• Working knowledge of Yardi Voyager Property Management software

Responsibilities

• Greet and qualify all prospects.
• Record all telephone and in-person visits on guest cards.
• Inspect models and communicate service needs to Community Manager.
• Demonstrate community and apartment/model features and benefits; close the sale.
• Have the prospect complete the application and secure a deposit per procedures and Fair Housing.
• Update availability report and process applications for approvals.
• Ensure apartment is ready for move-in on the agreed date.
• Follow up on unclosed prospects and refer to sister communities as needed.
• Secure new resident signatures and orient new residents to the community.
• Assist in monitoring renewals and distribute renewal notices.
• Type leases and input information into Yardi accurately and timely.
• Maintain current resident files and issue notices.
• Monitor monthly commission records for leases/renewals.
• Assist management with other tasks and uphold policies.
• Support resident retention and respond to inquiries promptly.
• Coordinate maintenance requests and inform maintenance team.
