Job summary

MD Squared Property Group is seeking an Associate Property Manager to independently manage a portfolio of residential properties in New York City, collaborating with a Senior Property Manager on complex assets.

You will oversee day‑to‑day operations, client relations, budget performance, compliance, and vendor management while developing your leadership under senior guidance.

Qualifications

  • 2+ years of residential property management experience, including experience as an Assistant Property Manager.
  • Experience managing co‑op and condominium properties.
  • Strong understanding of NYC building operations, compliance, and regulatory requirements.
  • Experience preparing and managing operating budgets.
  • Proven ability to manage vendors, contracts, and maintenance projects.
  • Excellent communication, organization, and relationship management skills.
  • Ability to prioritize multiple buildings and competing deadlines.
  • Experience with AppFolio or similar property management software preferred.

Responsibilities

  • Manage a portfolio of residential properties, ensuring smooth day‑to‑day operation.
  • Serve as the primary point of contact for boards, owners, residents, and vendors.
  • Conduct regular property inspections and proactively identify maintenance and operational needs.
  • Prepare and manage annual operating budgets, monitor expenses, and review financial performance.
  • Coordinate capital projects, maintenance work, and repairs while negotiating and managing vendor contracts.
  • Ensure buildings remain compliant with all applicable NYC regulations, inspections, certifications, and filings.
  • Oversee building insurance policies, renewals, claims coordination, and coverage requirements.
  • Manage building staff by setting clear expectations, providing coaching, conducting performance discussions, and maintaining accountability.
  • Supervise and mentor Assistant Property Managers, providing training, guidance, and ongoing professional development.
  • Respond promptly to owner, board, and resident inquiries while delivering exceptional customer service.
  • Partner with Senior Property Managers on larger or more complex properties, assisting with budgeting, operational initiatives, and strategic planning.
  • Monitor arrears, lease activity, contracts, and other operational and financial matters as needed.

Associate Property Manager
