Qualifications

• High school diploma or equivalent.
• Two (2) years of multi-family experience or equivalent combination of education, training and experience that demonstrates the ability to perform the duties of this position.
• HVAC/Freon Recovery certification or ability to become certified within the first 6 months of employment.
• Training in household repairs, plumbing and mold detection/resolution preferred.
• Certified Apartment Maintenance Technician (CAMT) preferred.
• Must have certifications/permits required by city or state to perform job responsibilities (i.e. pool operations).

Responsibilities

• Respond to resident/management requests and work orders.
• Use work orders and schedules to establish priorities and determine top priority requests or emergencies.
• Repair/replace appliances (garbage disposal, refrigerators, stoves, dishwashers, etc.).
• Repair/replace plumbing (water lines, fixtures, drains, etc.).
• Repair/replace HVAC/electrical components and related issues.
• Complete make‑ready repairs and prepare vacant units for move‑in.
• Identify and correct hazardous property conditions and follow mold policy/procedures.
• Tour property daily to inspect for deficiencies and report to supervisors; secure storage/pool areas.
• Perform preventative maintenance on equipment and units; replace air filters and lubricate machinery.
• Prepare interiors, touch‑ups and full paints as needed; clean trash from units before/after make ready.
• Assist in showing units and model apartments to ensure positive presentation.
