Qualifications

• 3+ years of multifamily or facilities maintenance experience, with supervisory exposure.
• Proficiency with a wide variety of hand tools, power tools, and diagnostic equipment.
• Strong communication and leadership skills; able to train and motivate team members.
• On-call rotation ability in a fast-paced environment.

Responsibilities

• Complete make-readies, painting, and unit preparation to company standards.
• Diagnose, repair HVAC, plumbing, electrical systems and appliances.
• Maintain and balance pools; ensure water quality per CPO standards.
• Schedule unit turns to meet occupancy and move-in timelines.
• Oversee purchase orders and invoicing in compliance with policies.
• Review bids/proposals from vendors and contractors.
• Conduct property inspections in Yardi and maintain Maintenance Binders.
• Maintain location maps for shutoffs, traps, extinguishers, and hydrants.
• Lead maintenance team ensuring safety and efficiency.
• Coordinate with Property Managers/Portfolio Managers on priorities.
• Ensure Grace Hill e-learning modules are completed.
• Prepare work orders, reports, and inspection documentation.
• Maintain inventory of supplies, tools, and equipment.
• Read blueprints and construction documents as needed.
