Billingsley Property Services II, Inc. is seeking an experienced Service Manager for Wallis and Baker in Grapevine, TX.

You will oversee maintenance, preventive programs, and capital improvements across a premier Class A property, ensuring high-quality standards and budget alignment. The role requires six+ years in multifamily maintenance management, strong leadership, and proficiency with RealPage or similar software.

Qualifications

• Managerial experience in multifamily property maintenance.
• Strong knowledge of fiscal management, business analysis, and strategic planning.
• Leadership skills with staff development focus.
• Advanced understanding of Fair Housing laws and regulatory requirements.
• Excellent communication with stakeholders at all levels.
• Proficiency in RealPage or similar property management software.

Responsibilities

• Conduct comprehensive inspections of turnovers, pools, landscaping, and amenities to uphold quality standards.
• Implement and oversee preventive maintenance and timely repairs.
• Develop and maintain emergency action plans for both properties.
• Hire, train, and manage maintenance staff; provide coaching and performance feedback.
• Monitor Turnover, Capex Funds, and Repair & Maintenance budgets with the Portfolio Manager.
• Negotiate and manage service contracts; supervise vendors and contractors while controlling costs.
