Morgan Properties is hiring an Assistant Service Manager in West Palm Beach, FL. This full-time role focuses on ensuring the property's physical systems meet standards and legal requirements. You will guide a maintenance team and manage on-call scheduling and preventive maintenance.

The position emphasizes hands-on maintenance across HVAC, electrical, plumbing, and related trades, plus inventory and inspections. On-call duties and on-site emergencies are part of the role.

Qualifications

• One-year certificate or equivalent education/experience required.
• HVAC/EPA/CFC certification preferred.
• Two to four years of related maintenance experience or equivalent.
• Active driver’s license and reliable vehicle preferred.

Responsabilités

• Diagnose problems and perform repairs with guidance from the Service Manager.
• Provide expert knowledge in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure and appliances.
• Establish and maintain a 24-hour on-call schedule; be available for on-site emergencies.
• Manage and organize inventory of maintenance materials.
• Set up on-call, preventive maintenance, make-ready and work-order schedules for the team.
• Regularly inspect community buildings, including vacant units.
• Assist with tasks assigned by the Service Manager.

Now hiring an Assistant Service Manager!

We are seeking an Assistant Service Manager with a "Whatever It Takes" approach to join our team! In this full-time role, you will be responsible for ensuring that the physical aspects of this community meet both company standards and applicable laws.

As the Assistant Service Manager, you will help to:

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be Accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally be available, always, in the event of snow, ice or other on-site emergencies.
• Manage and organize inventory of all maintenance materials.
• Establish an on-call schedule, preventive maintenance schedule, make ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Compensation & Incentives

• Base Pay: $25.00 - $27.00
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions

• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

• Monday - Friday
• Paid rotating on-call participation required
• Must be available and prepared for emergency events

What we’ll expect from you:

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 2-4 years of related experience, or equivalent education and experience.
