Job summary

Morgan Properties is hiring an Assistant Service Manager in New Jersey. You will lead a maintenance team, troubleshoot HVAC, electrical, plumbing, carpentry, and other trades, and ensure compliance with company standards and safety protocols.

The role requires coordinating a 24-hour on-call schedule, inspections, and maintenance planning across community buildings, with competitive compensation and benefits. A valid driver's license is required.

Qualifications

• 1–2 years of experience in maintenance or related fields preferred.
• HVAC, electrical, plumbing, pool maintenance, carpentry, drywalling, exterior structure, and appliance repair knowledge encouraged.
• EPA/HVAC/CFC certification preferred.

Responsibilities

• Manage, develop, and mentor the maintenance team.
• Provide expert troubleshooting across HVAC, electrical, plumbing, and related trades.
• Establish and manage 24/7 on-call schedule and respond to on-site emergencies.
• Organize inventory and maintenance materials.
• Create and maintain preventive and work-order schedules.
• Inspect community buildings and vacant units; complete tasks from Service Manager.

Education

HVAC/EPA/CFC Certification preferred

One-year certificate, 2-4 years related experience or equivalent education

As the Assistant Service Manager, you will help to:

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be Accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally be available, always, in the event of snow, ice or other on-site emergencies.
• Manage and organize inventory of all maintenance materials.
• Establish an on-call schedule, preventive maintenance schedule, make ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Compensation & Incentives

• Sign on Bonus - $1500.00
• Base Pay: $25.00 – $33.00/hour
• Up to 50% Rent Discount

• On-Call Appreciation: $15/day for holding the on-call phone

Schedule & On-Call

• Monday-Friday, 8:00 AM-4:30 PM
• On-call approximately every 6 weeks
• May require overtime for emergencies, weather events, and coverage needs

What we’ll expect from you:

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 2-4 years of related experience, or equivalent education and experience.
