Job summary

Morgan Properties is hiring a Pipeline Assistant Service Manager to oversee maintenance teams across multifamily communities. You will mentor staff, diagnose problems, and ensure timely repairs, with a focus on HVAC, electrical, plumbing, and related trades.

The role requires coordinating on-call rotations, preventive maintenance, and work orders while inspecting properties and ensuring high standards. A valid driver’s license and relevant certifications are preferred.

Qualifications

• Minimum one-year certificate or 2–4 years of related experience, or equivalent education.
• EPA/CFC certification preferred.
• Valid driver's license and reliable vehicle.

Responsibilities

• Mentor and develop the maintenance team to diagnose problems and perform repairs.
• Provide expert troubleshooting across HVAC, electrical, plumbing, carpentry, drywall, exterior structure, and appliance repair.
• Establish and manage a 24-hour on-call schedule; be available for on-site emergencies.
• Manage and organize inventory of maintenance materials.
• Establish on-call, preventive maintenance, make-ready, and general work order schedules for the team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

As the Assistant Service Manager, you will help to:

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be Accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally be available, always, in the event of snow, ice or other on-site emergencies.
• Manage and organize inventory of all maintenance materials.
• Establish an on-call schedule, preventive maintenance schedule, make ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Compensation & Incentives

• Base Pay: $25.00-$33.00/Hr.
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly

Hours & Schedule

• Monday - Friday: 8am-5pm
• Paid rotating on-call participation required

What we’ll expect from you:

• Active and valid driver's license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 2-4 years of related experience, or equivalent education and experience.
