Job summary

ZRS Management in Durham, NC seeks an Assistant Property Manager to motivate Leasing Consultants, manage rent collection, and assist the Property Manager in achieving occupancy and budget goals. The role emphasizes income verification, lease compliance, and customer service across a busy community.

You will review applications, coordinate with the team on marketing, and help resolve resident issues while supporting resident events and renewals.

Qualifications

• Valid Driver's License.
• 1+ year experience in property management or real estate preferred.
• High school diploma required; post-secondary in business or property management preferred.

Responsibilities

• Motivate Leasing Consultants and support leasing tasks.
• Collect rent and ensure revenue data is posted in accounting system.
• File evictions when applicable and ensure compliance with local laws.
• Issue lease violations and coordinate with property manager on guidelines.
• Review and approve applications; verify income and qualifications.
• Audit move-ins; ensure all payments and documents are complete.
• Ensure accurate scheduled billing for residents.
• Prepare monthly reports per guidelines.
• Assist with budgeting and bill uploads for approval.
• Troubleshoot and resolve resident issues before escalation.
• Assist with leasing and property tours.
• Handle escalated service requests with the team.
• Work with property manager to meet occupancy and leasing goals.
• Support resident events and renewals.
• May require one weekend per month.
