Fairstead in Richmond, VA seeks an Assistant Property Manager to support daily operations of an affordable housing property. You will assist in occupancy, leasing, compliance, and resident relations, while coordinating with the Property Manager and site team to ensure on-time rent collection and smooth property performance.

Qualifications

• Two years of experience in affordable housing leasing or property management.
• Knowledge of the local residential market.
• Experience with Yardi and RealPage.
• Proficient in Microsoft Office Suite; strong written and verbal communication skills.

Responsibilities

• Assists Property Manager to ensure compliance with HUD 4350.3 Handbook.
• Executes intervention strategies for tenants non-compliant with lease requirements.
• Assists in preparation for REAC reviews, MORs, LIHTC reviews, and recertifications.
• Documents lease violations and coordinates evictions.
• Promotes resident satisfaction and retention by promptly addressing questions and requests.
• Ensures maintenance team responds to and completes service requests.
• Assist tenants with requests, questions, problems, and complaints.
• Alert staff to move-ins/outs and emergencies.
• Provide excellent customer service to residents and visitors.
• Track arrears and follow company policy.
• Oversee lease renewals for retention.
• Work with legal to track rent payments.
• Oversee accounting transactions including rents collected/posted.
• Create purchase orders in Yardi.
• Answer calls, messages, and emails promptly (within 24 hours).
• Perform other duties as needed.
