Job summary

Capstone Real Estate Services, Inc. is seeking an apartment maintenance technician to manage work orders, perform preventative maintenance, and ensure safety standards on-site at our Bluff Springs, IL properties.

The role includes making-ready vacant units, inspecting for issues, managing supplies, and maintaining grounds. A valid driver’s license and AC certifications are required, with on-call flexibility and commitment to property upkeep.

Qualifications

• Minimum One Year of Apartment Maintenance experience.
• Valid Driver’s License.
• AC Certification I and II are required or preferred.

Responsibilities

• Completes assigned work orders from resident requests and preventative maintenance by diagnosing defects and performing repairs per safety standards and code requirements.
• Completes the make-ready process for vacant apartments, performs pre-move-out inspections, creates a punch list, schedules vendors, and inspects completed work.
• Obtains materials and tools from the maintenance department, tracks usage, returns unused items, and notifies the supervisor for re-orders.
• Completes documentation to ensure service requests are properly tracked.
• Maintains grounds and common areas, conducts cleaning, and paints curbs and signage as needed.
• Supports cost-cutting by fixing rather than replacing parts when feasible, and using materials efficiently.
• Willing to work a flexible schedule and on-call.
