Job summary

AWI Management Corp. is seeking a skilled and dependable Maintenance Technician to support a 44-unit apartment community in Biola, CA.

The role focuses on keeping the property safe, clean, and well-maintained, with emphasis on responsive repairs and preventative upkeep. Ideal candidates will have experience in general building maintenance and landscaping, plus familiarity with subsidized housing programs (HUD, LIHTC, or RD).

Qualifications

• Reliable, dependable and able to maintain high property standards.
• Experience with general building maintenance including plumbing, electrical, carpentry and painting.
• Experience with subsidized housing programs (HUD, LIHTC, or RD) is helpful.

Responsibilities

• Complete maintenance requests and work orders promptly.
• Perform general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs.
• Assist with preventative maintenance to keep building systems in good condition.
• Maintain grounds and landscaping for strong curb appeal.
• Assist with annual apartment inspections and identify maintenance needs.
• Coordinate with the Property Manager to manage vendors and supplies.
• Maintain positive relationships with residents, vendors, and staff.
• Report lease or house rule violations when observed.
• Respond to emergency maintenance situations.
