Job summary

AWI Management Corp. in Visalia, CA, is seeking a skilled and dependable Assistant Maintenance Technician to support an 80-unit apartment community. You will help maintain a safe, well‑kept property, respond to work orders, and assist with preventative maintenance.

This role requires reliable transportation and a valid driver's license, with experience in general building maintenance and landscaping. HUD/LIHTC/RD experience is a plus.

Qualifications

• Experience in general building maintenance and landscaping.
• Experience with subsidized housing programs (HUD, LIHTC, RD) is helpful.
• Authorized to work in the United States and reliable transportation preferred.

Responsibilities

• Complete maintenance requests and work orders promptly.
• Perform general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs.
• Assist with preventative maintenance to keep building systems in good condition.
• Maintain grounds and landscaping to support curb appeal.
• Assist with annual apartment inspections and identify maintenance needs.
• Coordinate with the Property Manager to order supplies and vendors.
• Maintain positive relationships with residents, vendors, and staff.
• Report lease or house rule violations when observed.
• Respond to emergency maintenance situations.
• Follow company policies and procedures.
