Job summary

Southern Management Companies is seeking an Apartment Maintenance Service Technician (M3) in Bethesda, MD. This full-time role requires diagnosing and repairing HVAC, electrical, plumbing, carpentry, drywall, and related systems to meet company standards and legal requirements.

You will address service requests, maintain supplies, document work, and participate in on-call rotations. A combination of hands-on troubleshooting and safety-conscious work is essential.

Qualifications

• Three years of maintenance-related experience.
• Successful completion of Basic Electric class offered at SMC internal training facility.
• Successful completion of all other basic maintenance classes and on-the-job training within one year of hire date.

Responsibilities

• Address, follow up and document service requests.
• Maintain an inventory of adequate supplies.
• Diagnose HVAC problems and repair or replace components as needed.
• Perform preventive maintenance on fan coil and convector HVAC units.
• Complete additional preventive maintenance inspections as scheduled.
• Participate in on-call rotation as scheduled.
• Make repairs to grounds and drainage.
• Ensure all work and documentation comply with internal quality control standards.
• Maintain personal supply of tools as designated by SMC's Tool Checklist.
• Address emergency maintenance as needed.
• Perform other duties as assigned by manager or supervisor.
• Contribute to community and company engagement efforts.
