Job summary

Asset Living is seeking an Assistant Community Manager in California to supervise daily operations and financial functions of a housing community under the Community Manager. The role focuses on rent collection, delinquency management, and improving cash flow while ensuring compliance with company policies and fair housing guidelines.

Responsibilities include on-site supervision, budgeting, reporting, and staff development.

Qualifications

• Minimum of 1 year experience with affordable housing programs (e.g., LIHTC, HUD, USDA).
• Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO) or related designations preferred.
• Knowledge of Fair Housing Laws and OSHA requirements.
• Basic computer skills required to perform onsite software functions.

Responsibilities

• Oversee daily operations and financial functions.
• Manage delinquency and rent collection to maximize cash flow.
• Supervise property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns.
• Post all payments and income accurately and promptly.
• Process and reconcile daily account receivables.
• Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
• Help the property meet budgeted revenues, expenses, and Net Operating Income.
• Post all charges, including bill backs for utilities.
• Perform end-of-month closing procedures and reporting.
• Maintain accurate records and audit resident files.
• Walk units and post all move-out charges, statements, and security deposit refunds.
• Regular on-site attendance is required.
• Screen, hire, train, coach, and develop staff consistently with company directives.
• Ensure staff performance through ongoing training, coaching, and guidance.
• Promote staff harmony and quality job performance with effective leadership.
• Maintain staff compliance with company policies and procedures.
• Strategic Leasing Management: ensure effective leasing techniques, accurate lease documentation, and accurate reporting.
• Implement marketing strategies and systems from the annual marketing plan.
• Handle resident complaints, concerns, and requests to ensure satisfaction.
• Develop resident retention programs such as functions, promotions, and newsletters.
• Show, lease, and move in prospective residents.
• Maintain excellent customer service and monitor maintenance service request turnaround.
• Ensure timely repairs and property appearance through regular inspections.
• Supervise all business functions related to operations.
• Plan and allocate property resources, equipment, and supplies economically.
