Job summary

Related Affordable Housing is seeking a detail-oriented Leasing Coordinator to manage day-to-day leasing operations at a HUD/LIHTC-compliant affordable housing community in Virginia. You will handle inquiries, tours, applicant qualification, and accurate lease files to maintain full occupancy and support residents from initial contact to move-in.

Responsibilities include touring prospects, processing applications, and coordinating with the Occupancy Specialist.

Qualifications

• 2+ years leasing, marketing, hospitality, sales or multifamily operations.
• Superb customer service skills.
• Proficient in rent calculation methods, including HPD and HUD standards.
• HS Diploma/GED; bachelor’s preferred.
• Current State Real Estate or Leasing License.
• Experience with property management software (RealPage, OneSite, Yardi, JD Edwards).
• Excellent interpersonal and communication skills.
• Able to manage multiple deadlines in a fast-paced environment.
• Maintains confidentiality and adheres to regulations.
• Attention to accuracy and detail.

Responsibilities

• Generate and manage leasing traffic and waitlists through outreach, tours, and follow-up to convert qualified prospects.
• Pre-qualify applicants, prepare lease files, and complete move-in, renewal, and recertification docs per HUD/LIHTC/HPD.
• Conduct property tours, open houses, and resident events to promote occupancy.
• Log and track activity in the PM system; report leasing performance and challenges.
• Deliver exceptional customer service and collaborate with management to improve occupancy.
• Prepare qualified applicant files for seamless transition to Occupancy Specialist.
• Coordinate and host open houses and marketing initiatives to generate qualified traffic.
• Conduct local outreach to attract new prospects.
• Identify market trends and pricing opportunities to stay competitive.
• Report on traffic, applications, occupancy, and challenges to management.
