Job summary

NHE, Inc. is seeking a Community Manager for its Affordable Management unit in Columbia, SC. You will oversee fiscal accountability, marketing, regulatory compliance, and onsite staff across LIHTC or Section 8 properties.

This role requires coordinating with owners and regulators, managing hiring, training, leasing, and ensuring HUD/IRS guidelines are followed. Flexibility for varied schedules including weekends is required.

Qualifications

• Bachelor’s degree or two years of successful working experience in the apartment management industry, including leasing/marketing.
• Knowledge of HUD/IRS requirements and LIHTC/Section 8 rules.
• Experience with budgeting, financial reporting and expense control.
• Familiarity with regulatory compliance (Fair Housing, local/state/federal laws).
• Must have a valid driver’s license or transportation.

Responsibilities

• Oversee move-ins/outs, re-certifications and interim filings per HUD/NHE guidelines.
• Monitor regulatory compliance for LIHTC, HUD Sec.42, Section 8/PRAC/HAP, HOME, HTF, etc.
• Ensure adherence to Fair Housing laws across properties.
• Manage staff scheduling, training, and performance evaluations.
• Coordinate with owners/regulators and oversee leasing and marketing activities.
