Role Summary
- The Researcher supports the company’s property development initiatives—specifically in senior housing, hospitality, and residential sectors—by conducting advanced research, market analysis, feasibility studies, and master planning support.
- The role is responsible for transforming complex data into clear, compelling insights and investor-ready presentations* that guide strategic decisions and investment proposals.
- This position requires PhD-level analytical rigor, strong writing skills, and cross-disciplinary knowledge in real estate, urban planning, architecture, and financial analysis.
Key Responsibilities
A. Market & Sector Research
- Conduct comprehensive market research on senior housing models (IL, AL, memory care, CCRCs), hotel performance (ADR, RevPAR, occupancy), and residential segment trends.
- Analyse demographic, socio-economic, and behavioural data to forecast demand.
- Track global best practices in wellness-based, hospitality-integrated, and care-focused developments.
- Develop insight reports covering trends, gaps, and strategic opportunities.
B. Competitor Analysis & Benchmarking
- Benchmark regional and global senior living communities, hotels, and residential projects.
- Analyse pricing, unit mix, operating models, amenities, and design concepts.
- Prepare comparison tables, dashboards, and strategic positioning assessments.
C. Financial & Feasibility Support
- Assist in preparing feasibility studies, including demand projection, pricing strategy, revenue modelling, and development cost assumptions.
- Support creation of development financial models with metrics such as IRR, NPV, NOI, yield, and ROI.
- Examine market viability, target customer segments, and investment risks.
D. Master Planning & Urban Development Research
- Research planning guidelines, zoning rules, and regulatory frameworks relevant to hotel, residential, and senior housing developments.
- Provide evidence-based recommendations to design teams, architects, and planners.
- Support concept development with case studies, design rationale, and programme planning inputs.
E. Investor Presentation & Communication
- Prepare high-quality PowerPoint presentations for investors, landowners, boards, and partners.
- Simplify complex research findings into clear narratives, charts, and visuals.
- Draft investment briefs, concept notes, white papers, and executive summaries.
- Develop materials for roadshows, pitch meetings, and partnership engagements.
F. Collaboration & Cross-Functional Support
- Work closely with architects, urban planners, financial analysts, operators, and senior management.
- Coordinate with external consultants, market research firms, and industry experts.
- Provide research inputs for business plans, marketing strategies, and development proposals.
G. Knowledge Management & Continuous Monitoring
- Maintain a research library of market data, benchmarking datasets, and regulatory updates.
- Monitor global trends in longevity, wellness real estate, hospitality innovation, and sustainable development.
- Provide quarterly insight reports and recommendations to leadership.
Qualifications
Education
- PhD or Master’s Degree* in Real Estate, Urban Planning, Architecture, Gerontology, Economics, Finance, Hospitality, or related field.
- (PhD preferred for depth of research methodology and analytical rigor.)
Experience
- 3–8 years of experience in real estate research, senior housing, hospitality, or property development.
- Experience preparing materials for investors, developers, consultants, or policy groups.
- Strong background in research methodology, data analysis, and qualitative/quantitative studies.
Skills
- Advanced analytical and research skills (PhD-level).
- Strong command of data visualization and presentation-building.
- Ability to create concise investor-ready storylines and pitch materials.
